LUCCA WINERY <br /> SOIL SUITABILITY & NITRATE LOADING STUDY MAY 2013 <br /> I. INTRODUCTION <br /> - This report issues the findings for the Nitrate Loading Study and Soil Suitability Study <br /> completed for the subject property and project under examination, located at 16261 <br /> East River Road near Ripon, California. The purpose of these Studies is to provide the <br /> San Joaquin County Environmental Health Department (EHD) with the required <br /> information pertaining to the soil and groundwater in relation to nitrate loading potential <br /> from the future on-site domestic wastewater disposal system. These studies comply <br /> with San Joaquin County Development Title, Section 9-1105.2(d). <br /> Within the text of this Report, Bolded Section (§) numbers are referenced at the <br /> beginning of an applicable Paragraph(s), or Appendices that correspond with the EHD <br /> Requirements Checklist. Section Numbers referenced as SSS§, are sections <br /> applicable for the Soil Suitability Study Requirements Checklist. Section Numbers <br /> _ referenced as NLS§, are sections applicable for the Nitrate Loading Study <br /> Requirements Checklist. Other portions of text may also apply to other sections of the <br /> Checklists. <br /> NLS§ 2.3, SSS§ 3.1. The subject property is located outside of the city of Ripon's <br /> Planning Area/sphere of influence. It should be noted, that LAFCo adopted in April 9, <br /> 2010 the cities planned expansion of its sphere of influence, the subject property is <br /> located within the proposed sphere of influence (Appendix A). The city of Ripon's <br /> sewer facilities have not yet expanded to this area, although they will eventually. This <br /> time frame is presently unknown, but could be decades. Domestic water for the subject <br /> property will be provided by an existing on-site domestic well. The existing home on the <br /> property utilizes a septic system that is to the west of the property that was constructed <br /> in 1997. The existing leachfield is currently functioning for the home, and has no history <br /> of repairs Furthermore, the Domestic wastewater disposal will be managed by the <br /> existing on-site septic system; hence the necessity of these Studies. <br /> SSS§ 1.2. The project currently consists of the Phase I Lucca Winery, Wine Production <br /> Facility and the proposed expansion, Phase 11. The Use Permit Application and related <br /> information are found in Appendix B. For Phase I it is proposed to construct a new <br /> - restroom facility into the existing farm shop, which will be partially converted into a <br /> winery. Once the Phase I facility exceeds its capacity, the Phase 11 facility will be <br /> constructed. The following is a summarization of the information collected to complete <br /> - these Studies and fulfill the requirements of EHD. Wastewater system operational <br /> parameters are also discussed within this report to supply additional information to <br /> EHD: <br /> • The primary disposal area and the required 100% reserve/replacement/addition <br /> areas have been described and are illustrated on the Site Plan <br /> • The on-site soils were analyzed for the ability to accept future wastewater <br /> effluent flows and to assess their characteristics in the proposed Ieachfield area <br /> Page 11 <br />
