I A terminal drainage system shall be provided to meet the requirements of the County to provide <br /> adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall be provided to <br /> demonstrate that all property, both downstream and upstream of the discharge, will not be subject to <br /> a higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) <br /> m. The project shall be served by a public water system conforming to the requirements of <br /> Environmental Health and Public Works. The system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County Fire Warden and the local fire district. <br /> Service shall be provided by the California Water Service Company. (Development Title Section 9- <br /> 1120.2) <br /> n. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of Environmental Health and Public Works. A feasibility study <br /> acceptable to Public Works and Environmental Health is required prior to approval of the <br /> improvement plans of any work within the site. Service shall be provided by Pacific Gardens <br /> Sanitary District. (Development Title Section 9-1105.2) <br /> o. Street lighting shall be provided for the subdivision and at the intersection of the private road and <br /> Riviera Drive. (Development Title Section 9-1150.11) <br /> p. An Offer of Dedication of ground water rights on the Final Map is required. <br /> q. This development is subject to reapportionment under San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). An application requesting the <br /> reapportionment of the unpaid portion of the assessment, along with payment of the reapportionment <br /> fee, shall be provided prior to approval of the Final Map. <br /> r. The developer shall prepare and record an agreement for notice to future owners for maintenance of <br /> the private road by the owners and shall be noticed by a statement on the Final Map. (Civil Code <br /> 845[b]) <br /> s. Dischargers whose projects disturb one or more acres of soil or whose projects disturb less than one <br /> acre but are part of a larger plan of development that in total disturbs one or more acres are required <br /> to obtain coverage under the General Permit for Discharges of Storm Water Associated with <br /> Construction Activity (Construction General Permit 99-08-DWQ). Construction activity subject to this <br /> permit includes clearing, grading, and disturbances to the ground such as stockpiling or excavation <br /> but does not include regular maintenance activities performed to restore the original line, grade, or <br /> capacity of the facility. <br /> t. Construction sites shall result in soil disturbance of one acre or greater will require the preparation <br /> and implementation of a Storm Water Pollution Prevention Plan (SWPPP) meeting the requirements <br /> of the State Water Resources Control Board (SWRCB) Order No. 99-08-DWQ, Waste Discharge <br /> Requirements (WDR's) for Discharges of Storm Water Runoff Association with Construction Activity <br /> (General Permit). <br /> u The proposed project is classified as a Priority Project in the County Phase I National Pollutant <br /> Discharge Elimination Permit and must comply with the County Water Quality Control Criteria Plan <br /> by filtering. treating, or infiltrating the 85`h percentile storm.
