RECIEVED
OCT 3 0 2007
Community Development Dept.
October 28, 2007
Kevin Swanson
San Joaquin County
Community Development Department
1810 East Hazelton Avenue
Stockton, CA 95205
Re: PA-700055 (SU)
Dear Sir:
The proposed Major Subdivision is inconsistent with the existing cc&r's covering the
Riviera Cliffs Subdivision. As proposed it does not meet the conditions of item#7 which
states: None of said lots shall be subdivided into building lots having less than 11,000
square feet of area or width of less than 80 feet, nor shall any building be erected on any
lot having an area of less than 10,000 square feet or frontage of less than 80 feet.
Item #13 of the cc&r's permits any Riviera Cliffs property owner or owners to bring
action against any violator. Since the proposal to subdivide would impact all of the
property owners in the Subdivision, notices of intent to subdivide the lots should be send
to all of the property owners.
As proposed, the subdivision would create a high density area within an otherwise low
density Subdivision that would further stress the fragile, inadequate and outdated sewer
and water system. The entire infrastructure would have to be updated and the cost born
by the new home owners. The 100 (hundred) or so trips generated by the new homes in
such a blind spot on Riviera Drive would be an accident waiting to happen especially
during fog conditions which we seem to have a lot in this area. This change in traffic
would affect me personally since I live on Riviera Drive. Perhaps, if entrance can be
gained from the Golf course side and close off any entrance from Riviera Drive, there
wouldn't be any objections whatsoever.
Sincerely,
Dean Alexander
4223 Riviera Dr.
Stockton, CA 95204
