Y <br />CONDITIONS OF APPROVAL <br />PA -0900298 <br />Abate <br />Lot Line Adjustment Application No. PA -0900298 was approved by the San Joaquin County <br />Community Development Department on February 1, 2010, which is the effective date of approval. <br />Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />This approval will expire on August 3, 2011, which is 18 months from the effective date of approval, <br />unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br />required by the Land Surveyor's Act. <br />COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209) 468-3154) <br />a. APPROVAL:: This approval is for a Lot Line Adjustment between four parcels as shown on the site <br />plan dated December 11, 2009. <br />b. NOTICE OF LOT LINE ADJUSTMENT. A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance :of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community <br />Developmerif Department. The legal descriptions shall be prepared, stamped and signed by a <br />Registered Civil Engineer, qualified to practice Land Surveying per Section ' 8731 of the Land <br />Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. LOT SIZE: Each parcel shall meet the following minimum requirements. (Development Title Section <br />9-872.2) <br />(1) Parcel 2`shall be a minimum of 1.67 acres. <br />=Y <br />(2) Parcels.l., and 4 shall be a minimum of 2.0 acres. <br />d. SETBACKS:; All structures shall meet minimum setback requirements for the AG -80 zone: - <br />(1) The minimum side yard setback is ten (10) feet. <br />(2) The minimum rear yard setback is thirty (30) feet for main buildings and fifteen (15) feet for <br />accessory buildings. <br />(3) The minimum front yard setback is thirty (30) feet. <br />2.
