NOA specifically disclaims responsibility for any unauthorized use of this report. <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site <br /> The subject property is located approximately 1.5 miles south of Howard Road,2.25 miles west of I-5, <br /> to the east of Roberts Road,and west of the San Joaquin River. The address associated with the subject <br /> r.. property parcel is 11981 South Roberts Road. A single-family residence, a car port, a water tank <br /> building,a brick storage building,an old barn,a pole barn, and a collapsed wood structure are located <br /> on the eastern portion of the property. The remainder of the land is agricultural fields and irrigation <br /> IBM canals. <br /> According to the San Joaquin County Community Development Department web site,' the subject <br /> r. property is zoned AG-80, general agriculture with a minimum parcel size of 80 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> r. The tentative parcel map showing the proposed parcel division was provided to NOA by Quartaroli& <br /> Associates. The parcel will be divided into two, 80-acre parcels and one 100-acre parcel.
