CONDITIONS OF APPROVAL BRUNO MARCHINI MS-91-73 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS Conditions of Approval: a. All easements of record shall be shown on the Parcel Map. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. b. A Parcel Map is required. C. Remainder shall be designated as "Designated Remainder" on the Parcel Map. d. The Traffic Impact Mitigation Fee will be required for this subdivision. The fee is due and payable at the time of the building permit application. (The fee currently is $2 , 018 . 00 for each single family dwelling unit in the Delta area. The fee shall be automatically adjusted annually by the engineering Construction Cost Index as published by the Engineering News Record) . 2 . PUBLIC HEALTH SERVICES ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. a. A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel map or Letter of approval indication that the area is suitable for septic tank usage. b. Construct an individual sewage disposal system on Remainder Parcel under a permit and inspection by the Environmental Health Division at the time of development. C. Construction of an individual domestic water well on Remainder Parcel under a well permit and inspection by the Environmental Health Division at the time of development.
