PROPOSED <br /> PROJECT IS TO ALLOW A MINOR SUBDIVISION FOR TWO PARCELS. <br /> 2461 EAST ROBINDALE AVENUE (APN 119-160-26) PA-0600018 (DV) (PRE-APPLICATION) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1 . The owner/developer should install full frontage improvements on Robindale Avenue, within <br /> the limits of the site, including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting. Should installation of these improvements prove not <br /> practical due to existing physical constraints, the owner/developer should enter into a <br /> Deferred Improvement Agreement whereby the owner/developer agrees to install the <br /> required improvements at such time as it is practical. <br /> 2. Due to the reduced lot frontage size, and the proximity to the rail road tracks, the <br /> owner/developer should install one common driveway serving both properties. The adjacent <br /> property owners should then enter into a reciprocal access agreement which should be <br /> recorded at the San Joaquin County Recorder's office. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
