COMMENTS ON DEVELOPMENTS <br /> MS-92-16 <br /> 3 . The owners of APN 119-150-39 , 41, 42 & 119-160-22 shall execute <br /> Irrevocable Offers to Dedicate a total of fifty foot (50 ' ) wide <br /> right-of-way along the C. C. T. Co. ' s westerly right-of-way <br /> from Robindale Avenue to the southerly property line of APN <br /> 119-150-39 . (A $200. 00 fee currently is required for processing <br /> per Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and a legal description of the parcel to be <br /> offered for dedication. ) <br /> (Planning Title Section 9-9204 , 9-9380) <br /> 4 . The improvements for the right-of-way to be offered in <br /> Recommendation No. 3 above shall be constructed in conformance <br /> with the standards for a 50-foot right-of-way urban street. <br /> The construction of the improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250 . 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed; legal descriptions of Parcels 1, 2 , <br /> 3 , & APN 119-150-41, 42 , and an estimate. The estimate and <br /> legal descriptions shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option the <br /> Department of Public Works will prepare the drawing with <br /> estimate for an additional fee of $100 . 00 . ) <br /> (Planning Title Section 9-9430, 9-9433) <br /> 5 . The Parcels shall meet minimum areas outside of the Irrevocable <br /> Offer to dedicate required in Recommendation No. 3 . <br /> 6 . All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 7 . Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 8 . The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. (Planning Title Section 9-10003) <br /> 9 . Segregation of services and fees for the sanitary sewer shall <br /> be applied for. (Planning Title Section 9-10003) <br />
