CONDITIONS OF APPROVAL <br /> SA-93-15 <br /> H & M Transport <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the replacement of an existing truck terminal with a 20-truck/50- <br /> trailer 'drop-off' truck terminal. <br /> b. Submit an Improvement Plan, prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Additional storm drainage runoff created by new improvements shall be retained <br /> on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. Pond capacity calculations shall be submitted for <br /> approval. A plan check fee will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking spaces and major truck circulation and maneuvering areas shall be paved and <br /> permanently maintained with base material and two inches of asphalt concrete to provide <br /> a durable dust-free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. All other areas that could potentially have any vehicular <br /> traffic shall be surfaced and permanently maintained with a chip seal. (Development Title <br /> Section 9-1015) <br /> d. A circulation plan shall be shown on the Improvement Plan. The plan shall include <br /> turning radii for the proposed truck/truck-trailer combinations. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> f. A minimum of 20 automobile parking spaces plus adequate parking for all approved <br /> trucks and trailers shall be provided for the approved use. The size and location of the <br /> parking spaces shall be consistent with the requirements of Chapter 9-1015 of the <br /> Development Title and be included on the Improvement Plan. There shall be no parking <br /> associated with the approved use on Roth Road. <br /> g. A maximum of one freestanding sign and one monument sign shall be permitted on the <br /> subject parcel. Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Improvement Plan. <br /> Conditions of Approval - 1 - SA-93-15 <br />
