f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Devebpment Title Section 9-1015.5[g][4]) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six(6)to eight(8)feet in height. Items stored within one hundred (100)feet of a <br /> dedicated street or residential zone shall not be stacked higher than two(2)feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710.4(h)of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five(5)feet from <br /> any future right-of-way line, including any comer cut-off(snipe). (Development Title Section 9- <br /> 1710.2[9]) <br /> i. MARKETING EVENTS: There shall be no marketing events associated with the winery. <br /> j. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U3 occupancy to an M/S1/F1 occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy, and disabled access <br /> requirements. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled_ The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.Ft,Tide 24). <br /> C. Provide restrooms conforming with all disabled access requirements(C.C.R., Title 24). <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a budding permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the <br /> National Fire Code <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> Conditions of Approval -2 - PA-03-99 <br />
