CONDITIONS OF APPROVAL <br /> LA-01-28 <br /> Sievers <br /> Lot Line Adjustment Application No. LA-01-28 was approved by the San Joaquin County Community <br /> Development Department on October 25,2001,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on April 26, 2003, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated May 17,2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor.(Development Title Section 9-872.4) <br /> c. ACCESS: The following will be required prior to the issuance of a building permit as per <br /> Development Title Section 9-1150.15. <br /> (1) A Private Right-of-Way Improvement Plan application. <br /> (2) Proof of a secondary method of access to the parcels. <br /> d. DEVELOPMENT RESTRICTIONS: All parcels are designated Open Space/Resource Conservation <br /> on the General Plan and are subject to the following restrictions: <br /> (1) In areas designated as Open Space/Resource Conservation on the General Plan, all uses or <br /> use types shall require a Site Approval. (Development Title Table 9-605.2) <br /> (2) All structures are prohibited within floodways. (Development Title Section 9-1605.17(b) <br /> 2.
