SURFACE AND SUBSURFACE CONTAMINATION REPORT <br /> Mattos Tentative Map <br /> EXECUTIVE SUMMARY <br /> The Mattos Family authorized Green Mountain Engineering to prepare a Tentative and <br /> Parcel map and conduct a Contamination Report in accordance with the minor <br /> subdivision requirements for a San Joaquin County. The Contamination report herewith <br /> is prepared in accordance with the requirements of a Phase 1 environmental <br /> assessment, in an effort to identify the presence or likely presence of any hazardous <br /> substances or petroleum products on the property under conditions that indicate a <br /> release or impending release from current or past usage of the site and adjacent <br /> properties. <br /> The project site is located at the Northeast corner of Schulte and Mac Arthur Rd in Tracy <br /> CA. The parcel map will create 3 lots out of the existing 71.8 acres. The existing parcel <br /> contains an existing house and 2 ancillary smaller living quarters with a large barn. The <br /> remaining land is used for farming. The adjacent land is farmland and ranch houses and <br /> a cemetery on the Northwest corner of Schulte and Mac Arthur. The land is currently in <br /> the AG 20 zoning. <br /> The site contains no significant visual evidence of potential for a release of hazardous <br /> substances or petroleum products onto the property. After evaluation of various <br /> operations and the proximity of nearby sites in the public record, it is our opinion that <br /> these sites do not present a potential environmental problem. Groundwater is present at <br /> 5 to 15 feet below ground surface. Sources of contamination from hazardous materials <br /> near, or on, the site have been reported, evaluated, and in our opinion do not pose a <br /> significant risk to the property. <br /> In summary, it is Green Mountain Engineering's conclusion, based on work <br /> performed, that the potential for a release of hazardous substances or petroleum <br /> products onto the property resulting from past and present site activities is very <br /> low. Efforts to further detail the environmental characteristics of the site are not <br /> recommended at this time. <br /> J <br />
