CONDITIONS OF APPROVAL <br /> PA-1600268 (LA) <br /> MARYLOU MOORE COLLINS/DEMETRI FILIOS-MANTECA DEVELOPMENT GROUP, LLC <br /> Lot Line Adjustment application no. PA-1600268 was approved by the San Joaquin County <br /> Community Development Department on December 30, 2016, which is the effective date of approval. <br /> This approval will expire on July 1, 2018, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval <br /> of a Notice of Lot Line Adjustment. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, (2091468-3154) <br /> a APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated November 15, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c LOT SIZE AND WIDTH: The following requirements shall apply: <br /> a. Parcel One shall contain a minimum of 40.0 acres in size. Parcel Two shall contain a <br /> minimum of 2.0 acres in size (Development Title Section 9-872.2[d]). <br /> b. Parcels One and Two shall have a minimum lot width of 330 feet(Development Title Section <br /> 9-8722[g]). <br /> d PLANNING APPLICATION NO. PA-1600280: The "Certificate of Compliance' for application no. <br /> PA-1600280 shall be recorded prior to the recordation of the "Notice of Lot Line Adjustment' for <br /> application no.PA-1600268 <br /> 2.
