1 4 <br /> h' <br /> CONDITIONS OF APPROVAL <br /> PA-0700325 <br /> LARRY AND BEVERLY WOLTJER <br /> Lot Line Adjustment Application No. PA-0700325 was approved by the San Joaquin County <br /> Community Development Department on August 1,2007,-which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 30,2009,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY-DEVELOPMENT DEPARTMENT (Contact Staff: Jason Jones, 209-468-3136 ) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment among three lots as shown on the <br /> pian dated July 5, 2007. <br /> I _ <br /> b) NOTICE OF LOT LINE ADJUSTMENT. A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions <br /> of the resultant properties shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> C) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts <br /> and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. <br /> Filing Fees are required for this application. (Government Code Section 51257) <br /> d) NOTICE OF NON-RENEWAL; A Notice of•Non-renewal for all parcels below the ten (10) <br /> acre minimum parcel size will also be initiated by San Joaquin County in conjunction with <br /> the contract. A fee for the recording of the Notice of Non-renewal is required. <br /> e) LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> 1) Parcels 1 & 2 shall be a minimum of two acres in size. (Development Title Section 9- <br /> 610.2) <br /> 2) Parcel 3 shall be a minimum of 40 acres in size.
