1 <br /> CONDITIONS OF APPROVAL <br /> PA-02-528 <br /> Van Ryn <br /> Lot Line Adjustment Application No. PA-02-528 was approved by the San Joaquin County <br /> Community Development Department on December 3, 2002,which is the effective date of approval. <br /> FUnless otherwise specified, all Ordinance requirements shall be compiled with prior to approval of a <br /> 3 <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on June 3, 2004, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509) <br /> a. APPROVAL: The Lot Line Adjustment Recorded shall substantially conform to the Site Plan dated <br /> October 29, 2002. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. NON-BUILDABLE PARCELS: A Private Right-of-Way application will be required for Parcels One, <br /> Two, and Three prior to application for Residential Building Permits. (Development Title Section 9- <br /> 1150.14) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (3) This project will potentially serve more than three residences and shall comply with the San <br /> Joaquin County Development Title Standard 9-1150.18, Standards for Road Names and,Road <br /> Names Changes, Public and Private. Please contact the Community Development Department <br /> to complete this process prior to requesting Fire Department approval. <br /> 2.
