SHATTUCK TRACT RD, LODI) <br /> The applicant has submitted the above referenced Site Approval pre-application to <br /> change a nonconforming truck terminal, mobile home park, and conforming bar to a <br /> nonconforming self storage facility. The 53,575 square foot self storage facility consists <br /> of 333 units and a 1200 square foot office/residence. The current site is vacant because <br /> Lower Sacramento Road was realigned. The property has a General Plan Designation <br /> of R/VL (Very Low Density Residential) and is zoned C-L (Limited Commercial). <br /> The project site is located on the northeast corner of Lower Sacramento Road and <br /> Alberg Road, south of Lodi. The surrounding land uses include single family residences, <br /> detached accessory buildings, and agriculture. <br /> The Community Development Department has reviewed the proposed application and <br /> agency responses and offers the following comments: <br /> Background <br /> On February 8, 2000, the Board of Supervisors adopted Special Purpose Plan No. PP- <br /> 98-2. That Special Purpose Plan was for roadway improvements to Lower Sacramento <br /> Road. The approved road alignment would go through an existing bar and restaurant <br /> business and a truck repair business located on a 3.14 acre parcel (APN 058-070-06). <br /> That parcel was designated R/VL (Residential, Very Low Density) on the General Plan <br /> and was zoned C-L (Limited Commercial). <br /> In March of 2005 the San Joaquin County Planning Commission approved the <br /> Administrative Determination that proposed the movement of the General Plan and zone <br /> classification with the bar, restaurant, and truck repair business property, south out of <br /> the new right of way. The new business site is bisected by a new road and is <br /> approximately the same size as the old business site. The old business site was <br /> demolished and designated and zoned for agriculture. <br />
