' 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of site: The project consists of one parcel. The subject property is comprised of two <br /> parcel numbers; 143-260-15 and 143-260-16. The project is an industrial area. The parcel is zoned I-W. <br /> 1.2 Description of Proposed Development: It is proposed to divide the existing parcel into 2 separate <br /> parcels. In accordance with the San Joaquin County Development Title,this Surface and Subsurface . <br /> Contamination Report(SSCR) is being submitted for approval. This report will investigate the property <br /> t for visual or historical environmental contamination based on field observation, interviews with the <br /> owner, and County records. (This SSCR includes no chemical analysis). <br /> ' 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). 3� <br /> ' 1.4 Site Map: (See Appendix for Tentative Map). (14) <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> ' 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of C2,, <br /> the historic use of this property is testimony of the property manager, Peter Lenz. The manager was <br /> interviewed in February of 2017. T.M.G.L. Partners, LP has owned the subject parcel for more than 10 <br /> years. The land use has not changed under their ownership. It has always been used for industrial <br /> purposes with a portion of the property being bare. A lumber distribution facility is planned on the C�>� <br /> ' proposed newly created parcel. <br /> Presently the property is used for industrial use and open ground. The surrounding properties area also <br /> ' used for industrial uses. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> ' CONTAMINATION: <br /> ' 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioner's office on February 27, 2017 (see appendix for results). <br /> An onsite survey was performed on January 29, 2017 by staff of Dillon& Murphy. The San Joaquin C3 <br /> ' County Environmental Health Department's underground storage tank mitigation database list and an <br /> on-site search of underground storage tank program facilities yielded findings in and around subject <br /> parcel area(See Appendix.) The site was cleared of any further mitigation requirements for petroleum Cf /) <br /> ' hydrocarbon contamination removal in June, 2009 by the Regional Water Quality Control Board. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> ' contamination identified at the project site: Past on-site potentials for contaminations are noted in the <br /> Appendix. The property has been used for industrial/manufacturing use and bare ground for over 10 <br /> years.
