CONDITIONS OF APPROVAL <br /> SA-95-31 <br /> Manuel Carruesco <br /> Site Approval Application No. SA-95-31 was approved by the San Joaquin County Community <br /> Development Department on October 12, 1995. The effective date of approval is October 22, 1995. <br /> This approval will expire on April 22, 1997, which Is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Richard Larrouy, 468-3142): <br /> a. APPROVED USE: This approval shall be to establish a truck parking lot for a maximum <br /> of thirty (30) trucks and trailers and the installation of a carbon dioxide storage tank. <br /> There shall be no on-site truck or trailer repairs associated with this approval and the <br /> storage of inoperable vehicles or sale of vehicles or truck parts shall not be permitted. <br /> This approval shall not include the construction of an office building on the site. The <br /> project shall be constructed in a single phase. <br /> b. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135.3[b}) <br /> C. BUILDING PERMIT: Submit a'Commercial Building Permit Application'for construction <br /> of the parking area and installation of the carbon dioxide storage tank. The Site Plan <br /> required as a part of the building permit must show drainage, driveway access details <br /> including gates, on-site parking, fencing, existing and proposed utility services, and <br /> grading (refer to the 'SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> d. DRIVEWAY DESIGN: The driveway width at the ultimate right-of-way shall be a maximum <br /> of forty (40) feet and shall be designed to allow trucks to enter and exit the property <br /> without entering into opposing lanes of traffic. <br /> e. ACCESS GATES: The access gate on Shaw Road shall be recessed from the east <br /> property line a minimum of 65 feet. <br /> Conditions of Approval - 1 - SA-95-31 <br />
