LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width, shall be installed across the frontage of the project site on State Route <br /> 88/12 and Siena Drive. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Eleven trees shall be planted and evenly <br /> spaced throughout the parking lot. (Development Title Section 9-1020.6) <br /> f. Exterior walls less than 20 feet from a property line shall be constructed of one-hour fire <br /> resistive material. Openings will not be permitted less than five feet and protected less <br /> than ten feet. <br /> g. Provide restrooms conforming with all disabled access requirements. (CCR, Title 24) <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within Sierra Drive's right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach in Sierra Drive shall be improved in accordance with the <br /> requirements of San Joaquin County Standard CW-C11 prior to issuance of the <br /> occupancy permit. (Development Title Section 9-1145.5) <br /> C. Any dedications, improvements, or permits for State Route 88 shall be as required by <br /> Caltrans. (Development Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $3,226.00 per <br /> 1,000 gross square feet of building designated as "Retail Service" for the 12,200-square- <br /> foot building and $143.38 per daily trip end for the gas station and mini-mart in the <br /> Lockeford area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650, and R-96-592) <br /> e. Provide verification from the Solid Waste Division (209-468-3066) that the following <br /> requirements have been satisfied: <br /> (1) In accordance with County Ordinance No. 3756, Chapter 9-1160, page 25, Solid <br /> Waste Recycling, the developer should provide enclosures for storage of <br /> recyclable materials. Recyclable materials include plastics, glass, aluminum, <br /> cardboard, and newspaper. (Ordinance No. 3756) <br /> Conditions of Approval - 2 - SA-97-69 <br />
