INTRODUCTION <br /> This Soil Suitability Study presents the results of our investigation concerning the soil and <br /> groundwater characteristics under the subject property referenced on the Title Page. Our study was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department(EHD) <br /> as stipulated in their Conditions of Approval-Items B and C, specifically: 1.)To determine if the <br /> six proposed Parcels that are being subdivided are suitable for the proper operation of septic <br /> systems which will function as intended during their anticipated lifespans, and 2.) Provide analysis <br /> and recommendations based upon the environmental criteria encountered in this study with regards <br /> to the soil and underlying groundwater. Soil under each of the six proposed Parcels possess <br /> acceptable percolative characteristics. A domestic well on the subject property was sampled for <br /> nitrate and the agrichemical DBCP. Water from this well was determined to have high <br /> concentrations of both of these constituents. Our report is in compliance with the requirements for <br /> a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the San Joaquin <br /> County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The purpose of this project is to create six Parcels from a total area of 370.9 acres. At this point in <br /> time, there is no proposal to build on, or improve any of the six Parcels. Each lot is proposed to be <br /> approximately 61.8 acres each. The Tentative Parcel Map found in Appendix "A" illustrates the <br /> designations and orientation of the subject Parcels, along with the location of the subject property. <br /> Mr. Robert Longstreth, et al, own and farm the entire property. The cropping history of the property <br /> included vineyard production. <br /> The property is located eight miles southeast of Stockton, at the end of Sola Road. Sola Road is a <br /> narrow lane road extending northeast from Mariposa Road and ending approximately 1.5 miles <br /> from Mariposa Road. Surrounding property use consists predominately of agricultural production <br /> land -primarily tree crops, row crops and pasture. Surrounding structures consist of low density <br /> housing, barns, a winery and organic dairy to the south, and other types of ag buildings. <br /> The property is currently zoned Agriculture-40 (AG-40). The entire property is currently planted in <br /> newly established almond trees, with no buildings or other types of structural improvements on the <br /> site. Water distribution is by micro-sprinkler from water pumped by five separate diesel-powered <br /> irrigation wells, with locations denoted on the Tentative Map. Municipal sewer will probably never <br /> serve this area, or at least not for several decades. <br /> As depicted on the attached USGS Map, the topography of the site is 68 feet above MSL at the <br /> west end and 75 feet at the east end, so there is a slight land declination of approximately seven <br /> les. Therefore tics stem de criteria for <br /> he west over a distance of 1.25 mi , se_p__ Y _ � <br /> feet toward t , <br /> _slgpes do not have to be considered. <br /> A review of Application Permits on file with the Environmental Health Department reveals there <br /> has been one Application for Additions to septic systems on Sola Road exclusively,which <br /> happened to be on the subject property.
