A fee based on the current <br /> fee schedule is required for processing the legal descriptions. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be referenced on the Certificate of Compliance legal descriptions. <br /> (Development Title Section 9-910.20) <br /> 3. A minimum twenty-five-foot(25')wide proposed private access and utility easement shall be provided for <br /> the benefit of Parcel 2.The requirement for this easement shall be noticed by a statement on the Certificate <br /> of Compliance legal descriptions and by a recorded Notice of Minor Subdivision Restriction. The statement <br /> shall read as follows: <br /> We also hereby make an irrevocable offer to provide a twenty-five-foot wide private access and utility <br /> easement across Parcel 1 for the benefit of Parcel 2, upon conveyance of Parcel 1 and/or Parcel 2 to <br /> another party. Said easement is not created by this Certificate of Compliance. <br /> 4. Perpetual access easements across pertinent parcels for the benefit of parcels not fronting a public roadway <br /> shall be referenced on the Certificate of Compliance legal descriptions. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.gov/stormwtr/gen_ronst.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example, these requirements may include raising the finish floor elevation one foot above <br /> the expected flood level and/or using flood resistant materials. <br /> (iii.)
