The SSCR is a document specific to the San Joaquin County Development Title, §9-905.12; it is not equivalent to a Phase I Environmental Site Assessment (ESA), does not comply with ASTM E 1527, cannot be used to provide Landowner Liability Protections under CERCLA, and does not claim to identify "recognized environmental conditions." Any interested parties are advised to obtain a Phase I ESA before making decisions related to the presence or absence of recognized environmental conditions on the Site. This report is not to be used to determine compliance with local, State, or Federal requirements, including but not limited to water quality, septic system performance, waste discharge, and hazardous materials handling. This report relies on many sources, Live Oak cannot warrant the accuracy or completeness of information provided by those sources. Furthermore, no sample collection and analysis has been performed as part of this report, without soil and groundwater analysis, all conclusions of this report should be considered professional opinion, not scientific certainty. Site conditions and regulatory guidelines are subject to change and may invalidate portions of this report. This report and its recommendations in no way fulfill or reduce the property owner's responsibilities related to the environmental management of the Site under local, State, and Federal law.
