I. INTRODUCTION
Dillon & Murphy was retained by Gordon Roget to perform a Soil Suitability
Study for the property located at 23020 N. Sowles Rd., Acampo, CA. The subject
parcel number is APN 007-370-04. The purpose of the study is to determine the
_ suitability of the property for septic tank usage as required by the County. The
study was performed according to the requirements of Section 10100 of San
Joaquin County Development Code.
ll. PROPOSED DEVELOPMENT
The property is currently zoned AL-5 (limited agriculture). The Roget's
property consists of a 13.13 acre parcel (see appendix for map). It is proposed to
divide a 5.00 acre parcel and an 8.13 acre parcel. By current zoning, each parcel is
entitled to a homesite parcel and a second unit dwelling.
III. PRESENT AND PAST USE OF THE SITE
Presently, Parcel 1 is an orchard. It has been an orchard for many years.
Parcel 2 has a mobile home, garage, and workshop on site. Parcel 2 has one
existing domestic well. The mobile home on Parcel 2 has a septic system including
three leach lines with three forty foot leach lines and twenty-five foot pits. The
system was installed in 1976. In 1996, a fourth leach line and pit was added
under permit and noted as a "repair" of the system. Parcel 2 also has a shop
building with its own septic system. The system includes a septic tank, two leach
lines 40 feet long with pits at the end. The system was built in 1994. Neither
system has experienced any unusual failure. Parcel 2 has a depressed area that
was used for a runway at one time. Past uses yield no expectation of potential
problems.
IV. EXISTING AND PROPOSED SEPTIC TANK USAGE
Parcel 1 will require a septic system when developed. I have no
_ knowledge of septic system failure on the property. Currently, on Parcel 2 there is
a mobile home site and an existing septic system including pits (see permit #76-
762 and SR0009025 in appendix). The system was installed in 1995. The system
was "repaired" in 1996 by adding a fourth leach line and pit. The Conditions of
Approval for this project requires the owner to demonstrate that the leach lines do
not encroach within ten feet of the new property line.
As an amendment to the original submittal of this report, I have added
numerous septic permit applications to the appendix of this revised report. All of
the reports are on properties located within a one mile radius of the subject
property. Predominately, the septic systems are concrete septic tanks with leach
lines and seepage pits. There is an instance on one property where pits were not
1
C:\01116\SOILS REPORT 082703
