The purpose of our studies was to determine the suitability of <br /> the property for septic tank usage. The study was performed in general accordance to the <br /> requirements of Section 9-10100© of San Joaquin County Ordinance. The following includes <br /> background information regarding the proposed development, past and present use of the site, <br /> existing septic tank performance and permitting, and the groundwater conditions in the project <br /> area. In addition, discussions regarding our investigative procedures and the site conditions <br /> encountered during our field exploration and the results of percolation tests are presented. <br /> Finally, our project limitations are provided. <br /> 1. SITE DESCRIPTION / PROPOSED DEVELOPMENT <br /> The subject 21.8-acre parcel will be split to create three 5-acre parcels and a 6.8-acre <br /> designated remainder. We understand that the three new parcels will be sold for the <br /> development of single-family homes. The development plan is still in the conceptual stage and <br /> details of the houses, including location and size, are not available. The existing parcel is <br /> zoned AL-5 (limited agriculture). A map showing the proposed residential parcels, as well as <br /> the designated remainder, is presented on Plate 1. <br /> At the time of our study, the site generally consisted of an agricultural field with a single- <br /> family residence with a well and septic system in the northwest portion of the property. <br /> Several oak trees were located at the site.
