No change in present zoning is required. <br /> Section 2.1 The present size of the parcel to be subdivided is 21.77 acres. It is <br /> planned to submit a Minor Subsivision Application of four lots. A <br /> five acre lot allows adequate room for on site well and septic. <br /> Typically five acre lots support a residence, garage and small farm <br /> structures. The parcel is too small for commercial orchard/row crop <br /> activities. Any agricultural operations is normally a hobby or for <br /> personal and family production. The site is within the approximately <br /> 7 square miles zoned AL-5 per the zoning map of SJC. <br /> Section 3.1 The records available for research were reviewed using ASTM <br /> guidelines. These include EDR furnished data, SWQCB records <br /> quarterly list and EHD, SJC lists Underground Tank Site Mitigation <br /> Database List and UST Program Facility Inventory by Facility <br /> Name. <br /> Section 3.2 The owner (owner's rep) stated the land has remained natural for 30 <br /> years. There are no potential/known above/below ground sources of <br /> contamination on or near the site. <br /> Section 3.4 The S & R Egg Ranch at 10710 E. Collier Road was previously <br /> listed on the UTSMD List, but is now marked "closure". <br /> Section 3.5 The S & R Egg Ranch was listed as "non LOP Underground". <br /> There are no known/potential listed sources of contamination <br /> identified in the area of the site. Trash on sites in the area of <br /> field review cannot be inspected, as we have no authority <br /> to trespass. <br /> Section 4.1 It is probable the three new parcels will be residential in nature <br /> and require an on site domestic well and septic. Water tests show <br /> ND for DBCP, 21.3 for Nitrate and meets the current standards for <br /> drinking water. <br /> 1. <br />
