DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. A Parcel Map is required. <br /> C. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br /> d. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 096. 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> application approval to indicate that the area is suitable for <br /> septic tank usage. <br /> b. Submit an improvement plan to the San Joaquin County Planning <br /> Department for approval by the Environmental Health Division <br /> showing sewage and well information as required by the <br /> improvement plan. The irrigation well that serves the mobile <br /> home or the sewage disposal system are not shown on the <br /> tentative parcel map. <br />
