This variance <br /> would undermine the validity of the county's current zoning. It also creates a precedent <br /> that if unchecked would be devastating to the county's largest economic engine, <br /> agriculture. Allowing unnecessary land uses in the ag zone is not good planning. It <br /> creates unwarranted impacts on the environment and neighboring land uses - it leads to <br /> conflict. <br /> There is a large area of land that is zoned 5 acres in the North part of San Joaquin <br /> County. There is no reason to expand this area of 5 acre parcels therefore it would be less <br /> prudent to change the zoning of this noncontiguous parcel to 4.9 acres.
