SAN JC - QUIN FARM BURP .0 FEDERATION
MEETING TODAY'S CHALLENGES/ PLANNING FOR TOMORROW
i
4FFI\/ct1
APR 2 6 2004
April 22, 2004 Community L'VV(;,VNrnerptDept
Raymond Hoo
San Joaquin County
Community Development Department
1810 East Hazelton Avenue
Stockton, CA 95205
Re: Oppose PA-0400192 (VR)
Robert& Judy Kent
Mr. Hoo:
The proposed "Variance application to reduce the zone minimum from 40 acre parcel
size to two parcels at 4.9 acres each in the Ag-40 Zone should be denied. This variance
would undermine the validity of the county's current zoning. It also creates a precedent
that if unchecked would be devastating to the county's largest economic engine,
agriculture. Allowing unnecessary land uses in the ag zone is not good planning. It
creates unwarranted impacts on the environment and neighboring land uses - it leads to
conflict.
There is a large area of land that is zoned 5 acres in the North part of San Joaquin
County. There is no reason to expand this area of 5 acre parcels therefore it would be less
prudent to change the zoning of this noncontiguous parcel to 4.9 acres. The proposed
variance would create a form of leapfrog development leaving larger ag parcels in
between areas zoned for home sites.
San Joaquin Farm Bureau Policy, supported by over 5,500 local families opposes this
variance application and requests that it be denied.
Please let me know what staffs determination is and notify me of the Planning
Commission hearing date regarding this PA.
Regards,
Ooe Petersen
Program Director
P.O.BOX 8444 • 3290 NORTH AD ART ROAD • (209)931,4931 • STOCKTON,CALIFORNIA 95208
