Phase 1,to be completed within 18 months, <br /> includes the construction of a 3,600 square foot warehouse,a 1,500 square foot expansion <br /> of an existing production building, a 2,914 square foot warehouse building, an 1,800 <br /> square foot expansion of an existing warehouse building,a 2,400 square foot screened <br /> area, a 765 square foot screened area, and a 2,475 square foot screened area. Phase 2,to <br /> be completed within five years,to include the construction of a 5,000 square foot <br /> warehouse building; located on the north side of East Sperry Road, 1,850 feet west of <br /> East Arch Airport, Stockton. (Supervisorial District 1) <br /> PROPERTY OWNER: Valimet,Inc. APPLICANT: Charles H.Grimes &Associates <br /> ADDRESS: 431 Sperry Road, Stockton APN: 177-280-36 <br /> INFORMATION: <br /> The site is currently located within a Federal Emergency Management Agency Designated Flood Hazard <br /> Area designated as Zone AO. The 100-Year Flood Elevation is undetermined. The 100-Year Flood <br /> Depth will be approximately 1 foot above natural ground. <br /> The site is within the Phase 2 area of the National Pollutant Discharge Elimination System(NPDES). <br /> Sperry Road has an existing and planned right-of-way width per the City of Stockton. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to <br /> fences,walls,private light standards,rocks,landscaping and cobbles are not allowed in the right-of- <br /> way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of the occupancy permit,the driveway approach between Sperry Road and the <br /> private driveway shall be improved in accordance with the requirements of San Joaquin County <br /> Improvement Standards Drawing No.R-17. (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application.
