Star Street,Lodi
The San Joaquin County Development Title Requirements listed below have been identified as
pertinent to this project. Other requirements may also apply. These requirements cannot be
modified.
Prior to the issuance of any building permits, sewer facilities shall either be bonded for or be
- in place, as evidenced by a letter from the serving entity(San Joaquin County Development
Title, Section 9-1100.3(d)).
The applicant shall provide written confirmation from the water providers that improvements
have been constructed or financial arrangements have been made for any improvements
'd required by the agency and that the agency has or will have the capacity to serve the
''—"O"12proposed development. Said written confirmation shall be submitted prior to the issuance of
a building permit(San Joaquin County Development Title, Section 9-1120.2).
C. Any geotechnical drilling shall be conducted under permit and inspection by The
Environmental Health Department(San Joaquin County Development Title, Section 9-
1115.3 and 9-1115.6).
D. Submit three (3) sets of food facility plans to the Environmental Health Department for
review and approval prior to issuance of building permit(s) (California Health and Safety
Code, Section 113915).
E. In addition, San Joaquin County Environmental Health Department is overseeing the
corrective action of an unauthorized release of gasoline from the underground storage tanks
located at 6437 W. Banner, which has contaminated the groundwater. The contaminant of
concern is methyl tertiary-butyl ether(MtBE); the contamination has migrated off site to at
least 6428 W. Banner, and the full extent of lateral spread is not yet identified. The flow of
groundwater is known to be toward the community service area(CSA) 31 wells located on
De Broggi Road. There is concern that the addition of these businesses could increase the
demand for water and lead to increased pumping of water from the CSA 31 wells. This
pumping influence could cause further migration of the MtBE groundwater contaminant
plume towards these public water supply wells, and create an adverse effect on the whole
service area.
