(2) A minimum of 43 parking spaces shall be provided, including two (2) accessible space, of <br /> which one shall be van accessible. Accessible spaces shall be located as close as possible <br /> to the primary entrance (C C.R., Title 24). (5 spaces are required for every 1,000 feet of <br /> building area. 0.67 spaces are required for every employee.) (Development Title Section 9- <br /> 1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way widths of <br /> Star Street and Banner Street shall be installed across the frontage of the project site. <br /> [Development Title Section 9-1020.7(a)] <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped [Development Title Section 9-1020.7(a)] <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%) of landscaping within the <br /> perimeter of the parking area. not including landscaping along the street frontage. Nine (9)trees <br /> shall be planted, evenly spaced throughout the parking lot. <br /> (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> SIGNS: Signs shall be consistent with the Flag City Special Purpose Plan for signs (PP-94-2). All <br /> portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, <br /> including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> k UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) Fire flow will be provided for the proposed project by the use of Appendix III-A of the Uniform <br /> Fire Code(public water mains). <br /> Conditions of Approval - 2 - PA-0500836 <br />
