§1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> cr , I <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. This <br /> study was completed to satisfy the requirements of the San Joaquin County Environmental Health <br /> Department (EHD), specifically: 1.) To determine if the two Parcels proposed to be subdivided are <br /> acceptable for the proper operation of any future septic system, which will function as intended for <br /> its anticipated lifespan, and 2.)Provide analysis and recommendations based upon the <br /> environmental criteria encountered in this study. Our report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d) of the <br /> San Joaquin County Ordinance Codes. <br /> Within the text of this Report,bolded Section (§)numbers will be referenced at the beginning of <br /> an applicable sentence, paragraph or Appendix that correspond with the EHD Requirements <br /> Checklist for Soil Suitability Studies. <br /> §1.1 and §1.2. The purpose of this project is to create two new parcels from a total original Parcel <br /> area of 18.02 acres. Zoning is AL-10. Presently,there are two residential structures on the <br /> property, each with a domestic well and septic system. Mr. Darwin Inman lives in the house on <br /> proposed Parcel 1 and Mr. and Mrs. Roy Silva live in the house on proposed Parcel 2. Proposed <br /> Parcel 1 also contains a detached garage, enclosed barn and a hay barn. Each parcel area and <br /> orientations are denoted on the attached Tentative Map, found in Appendix A. Sections §1.3 and <br /> §1.4 are found in the Appendices. <br /> The reason for this subdivision is exclusively for family purposes. There is no proposal to build a <br /> second unit dwelling on either Parcel at this time. §3.7. However, it is possible EHD would <br /> support second unit dwellings on the proposed Parcels for a total of four septic systems on the <br /> subject property acreage of 18 acres. <br /> I <br /> §2.0 PRESENT AND PAST USES OF THE SITE <br /> §2.1. The subject property has been owned by the Silva and Inman Families since the 1930's when <br /> Darwin Inman's deceased grandfather, Mr. Tony Silva,purchased the property. The property has <br /> been, and currently is, used for beef cattle grazing and shelter. Pasture land is flood irrigated. <br /> Surrounding property use consists predominately of very low density single family residences, ag <br /> buildings, farmland, orchards, ranchettes, and dairies. Any of these land uses could create <br /> environmental concerns that may be discovered in the future. §4.2. Of primary concern,would be <br /> nitrate contamination of the underlying groundwater, especially from surrounding agricultural <br /> activities. <br /> As depicted on the attached USGS Map and the Tentative Map, the topography of the site is 132 <br /> feet above MSL, with a very slight land declination toward the southwest.
