<br /> PANATTONI/MOUNTAIN TECH CENTER BUILDING B
<br /> Site Approval Application No. 1800004 was approved by the Community Development Department on
<br /> January 11,2019. The effective date of approval is January 21,2019. This approval will expire on July
<br /> 22, 2020,which is 18 months from the effective date of approval, unless (1)all Conditions of Approval
<br /> have been complied with,(2)all necessary building permits have been issued and remain in force,and
<br /> (3)all necessary permits from other agencies have been issued and remain in force.
<br /> Unless otherwise specified, all Conditions of Approval and ordinance-requirements shall be fulfilled
<br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions
<br /> followed by a Section Number have been identified as ordinance requirements pertinent to this
<br /> application. O-rdinance requirements cannot be modified, and other ordinance requirements may
<br /> apply.
<br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, (209)468-3160)
<br /> a) APPROVED USE: This approval is for the construction of a 139,160 square foot (Building 'B)
<br /> integrated light industrial complex meant to accommodate technical and manufacturing uses and
<br /> associated operations involving light warehousing. The second of five stand-alone buildings
<br /> comprising the Mountain Technology Center, Building `B' includes the following features: three
<br /> proposed suites with office areas: Suite'A'with a warehouse area of 51,068 square feet; Suite'B'with
<br /> a warehouse area of 37,024 square feet; and Suite 'C'with a warehouse area of 51,068 square feet
<br /> as shown on the site plan dated March 1, 2018. (Use Types: Professional Services, Wholesale
<br /> Distribution-Light, General Industrial-Limited )
<br /> Building'B'one partially enclosed courtyard at the south end of the building, and one plaza located
<br /> at the north end of the building for employees;two docks located at the rear of the building, with 18
<br /> dock doors(9'X 10')and four drive-in doors(12'X 14'); and flat-roofed building,with parapet height
<br /> ranging from 36 feet to 43 feet; provides for common treatment of open space, circulation elements,
<br /> entries, color scheme, textures, parapet profiles, corner treatments, trellis components, shadow
<br /> lines, and signage,with the other four Mountain Technology Center buildings; and provides signage
<br /> , as follows: a)two building mounted signs for Suite'A', one building mounted sign for Suite'B', and
<br /> two building mounted signs for Suite 'C', all featuring unlit raised lettering; and b) one ground-
<br /> mounted, wayfinding sign located at the south end of the building
<br /> PLANNING APPLICATION PA-1800002: The "Notice of Lot Line Adjustment' for application PA-
<br /> 1800002 shall be recorded and deeds transferred prior to the issuance of building permits for PA-
<br /> 1800004.
<br /> b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT".The Site Plan required as part
<br /> of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan
<br /> must show drainage, driveway access details including gates, on-site parking, landscaping, signs,
<br /> existing and proposed utility services, and grading(refer to the"SITE PLAN CHECK LIST"for details).
<br /> A fee is required for the Site Plan review. (Development Title Section 9-884)
<br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility
<br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits.

<br /> d) CONSISTENCY: Improvement plans and all subsequent development and building applications
<br /> within the boundaries of this project approval shall be reviewed by the Community Development
<br /> Department and Design Consistency Review Committee (DCRC) and found consistent with the
<br /> Mountain House Master Plan, Specific Plan 1, Mountain House Development Title, and other
<br /> applicable plans, standards and requirements prior to issuance of any discretionary approvals or
