CONDITIONS OF APPROVAL <br /> PA-1800005 <br /> PANATTONI/MOUNTAIN TECH CENTER BUILDING C <br /> Site Approval Application No. 1800005 was approved by the Community Development Department on <br /> January 11,2019. The effective date of approval is January 21,2019. This approval will expire on July <br /> 22, 2020,which is 18 months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with,(2)all necessary building permits have been issued and remain in force,and <br /> (3)all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building-permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, (209)468-3160) <br /> a) APPROVED USE: This approval is for the construction of a 91,548 square foot (Building `C� <br /> integrated light industrial complex meant to accommodate technical and manufacturing uses and <br /> associated operations involving light warehousing. The third of five stand-alone buildings comprising <br /> the Mountain Technology Center, Building 'C'includes the following features: two proposed suites <br /> with office areas: Suite'A'with a warehouse area of 52,752 square feet and Suite'B'with a warehouse <br /> area of 38,796 square feet as shown on the site plan dated March 1, 2018. (Use Types: Professional <br /> Services,Wholesale Distribution-Light, General Industrial-Limited ) <br /> Building'C'one partially enclosed courtyard at the north end of the building(along Mountain House <br /> Parkway), and one plaza located at the south end of the building, for employees and for patrons of <br /> the deli/coffee shop/fitness center anticipated to be located as an adjunct to the building; one dock <br /> located at the rear of the building, with 15 dock doors (9' X 10') and two drive-in doors (12' X 14'); <br /> a flat-roofed building, with parapet height ranging from 36 feet to 43 feet; provides for common <br /> treatment of open space, circulation elements, entries, color scheme, textures, parapet profiles, <br /> corner treatments, trellis components, shadow lines, and signage, with the other four Mountain <br /> Technology Center buildings; and provides signage, as follows: a) two building mounted signs for <br /> Suite'A', and two building mounted signs for Suite'B', all featuring unlit raised lettering; and b)one <br /> monument sign and one ground-mounted, wayfinding sign at the Mustang Way shared entrance. <br /> PLANNING APPLICATION PA-1800002: The "Notice of Lot Line Adjustment" for application PA- <br /> 1800002 shall be recorded and deeds transferred prior to the issuance of building permits for PA- <br /> 1800005. <br /> b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT".The Site Plan required as part_ <br /> of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan <br /> must show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK LIST"for details). <br /> A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility <br /> Fee is applicable, the County shall collect the fees before the issuance of any building permits. <br /> (Development Title Section 9-1245.2) <br /> d) CONSISTENCY: Improvement plans and all subsequent development and building applications <br /> within the boundaries of this project approval shall be reviewed by the Community Development <br /> Department and Design Consistency Review Committee (DCRC) and found consistent with the <br /> Mountain House Master Plan, Specific Plan I, Mountain House Development Title, and other <br /> applicable plans, standards and requirements prior to issuance of any discretionary approvals or <br /> ministerial permits.
