The Plans(17 sheets)and partial response to comment letter <br /> were received by my office on July 31,2018. As requested,I reviewed this planning submittal to ensure <br /> Landscape Architectural design consistency with the County's Landscaping Regulations(9-1020M)as well as <br /> the Mountain House Commercial,Office and Industrial Design Manual. <br /> As you know,the Mountain House Commercial,Office and Industrial Design Manual provides guidance for <br /> development of all private commercial,office,and industrial parcels within Mountain House. The goal is to <br /> create a distinct,unified,and high-level of quality. <br /> I offer the following comments for the County's review and consideration: <br /> 1. Project shall comply with applicable sections of the Mountain House Commercial,Office and <br /> Industrial Design Manual. The land use designation for this parcel is"I-P"(Industrial Park). <br /> 2. During the improvement plan process,bicycle parking shall be provided per the County's Appendix I <br /> Mountain House Development Title 9-1015.7M. Site furniture(including bicycle racks)shall be per <br /> Mountain House Commercial,Office and Industrial Design Manual,Chapter Three,page 3-31. <br /> 3. Sheet"Site"/Campus Plan/Tectonics Design Group/06-29-18 <br /> a) Per my previous comment memo dated April 10,2018,indicate the existing PG&E tower and <br /> easement located on the project site. <br /> b) Per my previous comment memo dated April 10,2018,primary and secondary vehicular entries <br /> shall include special paving(Mountain House Commercial,Office and Industrial Design Manual, <br /> Chapter Three,page 3-15). <br /> c) Please note for future improvement plans,all parking lot lighting shall be per Mountain House <br /> Commercial,Office and Industrial Design Manual,Chapter Three,pages 3-28 and 3-29. <br /> 1 <br /> 1450 Harbor Blvd.Suite F,West Sacramento,CA 956911 Telephone 916.952.4128 <br />
