(1) The existing structure exceeds the allowable floor area permitted by the Uniform <br /> Building Code for a S 1 occupancy and VN type of construction. The building <br /> shall be provided with an automatic fire sprinkler system, change type of construction, <br /> or separated into conforming areas with area separation wall(s). <br /> (2) A grading plan shall be submitted and approved and a grading permit issued by the <br /> Building Inspection Division prior to performing any excavation or filling of earth <br /> material. <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close <br /> as possible to the primary entrance(C.C.R.,Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign <br /> at each entrance or visible from each space(C.C.R.,Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R.,Title 24). <br /> D. Provide one van parking space. <br /> E. Provide restrooms conforming with all disabled access requirements (C.C.R., Title <br /> 24)Uniform Plumbing Code,Table 4-1. <br /> i. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix <br /> I11-A and III-B of the California Fire Code. <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire <br /> Code and the appropriate standards and guides adopted in Chapter 35 of the California <br /> Building Code and the California Electrical Code. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's <br /> instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard <br /> 10-1 of Volume 2. <br /> (5) A complete review at building submittal will require compliance with applicable codes <br /> and ordinances. <br /> RG:vb <br /> PA0200279 <br /> C: Don Hudson <br /> Steve Kessler/Jason Holmes <br />
