CONDITIONS OF APPROVAL <br /> LA-01-16 <br /> Bova <br /> Lot Line Adjustment Application No. LA-01-16 was approved by the San Joaquin County Community <br /> Development Department on March 27,2001,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on September 26, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County i <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller,468-3228) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated March 2,2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 100 feet,measured at the front yard setback line. <br /> (DevelopmentTitle Section 9-010.4) <br /> (2) All parcels shall have a minimum lot area of two acres. (DevelopmentTitle Section 9-010.2) <br /> d. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirementswill be applicableand shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of two-hour fire-resistive - <br /> construction.
