a1 .. <br /> CONDITIONS OF APPROVAL <br /> f LA-00-9 <br /> Eigenberger <br /> a Lot Line Adjustment Application No.LA-00-9 was approved by the San Joaquin County Community <br /> Development Department on February 29,2000,which is the effective date of approval. <br /> Unle ' <br /> ss otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> � q <br /> Notice of Lot Line Adjustment. <br /> I This approval will expire on August 30,2001,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Tina Wehrmeister,468-8477) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> I Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, ora Licensed Land Surveyor. <br /> b. The legal descriptions required in Condition 1.a.shall be worded to effectively merge Lots 1 and 3 <br /> and Lots 5 and 7 of the Sutroville Villa Addition. The descriptions shall also merge the abandoned <br /> i alleyway and portion of Charles Street with the proposed parcels. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured at the front yard setback line. <br /> M (DevelopmentTitle Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet.
