CONDITIONS OF APPROVAL PA-1300065 KALAFATIS/DILLON & MURPHY Lot Line Adjustment Application No. PA-1300065 was approved by the Community Development Department on June 10, 2013, which is the effective date of approval. This approval will expire on December 10, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, (209)468-3144) a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site plan dated May 6,2013. Parcel One to contain 11.37 acres, Parcel Two to contain 7.78 acres, Parcel Three to contain 3.48 acres, and Parcel Four to contain 9.32 acres. b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be submitted to the Surveyors Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor.
