CONDITIONS OF APPROVAL <br /> PA-1300065 <br /> KALAFATIS/DILLON & MURPHY <br /> Lot Line Adjustment Application No. PA-1300065 was approved by the Community Development <br /> Department on June 10, 2013, which is the effective date of approval. This approval will expire on <br /> December 10, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, (209)468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated May 6,2013. Parcel One to contain 11.37 acres, Parcel Two to contain 7.78 acres, Parcel <br /> Three to contain 3.48 acres, and Parcel Four to contain 9.32 acres. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Each parcel shall be a minimum of two acres in size. (Development Title Section 9- <br /> 872.2(Idl) <br /> 2.
