CONDITIONS OF APPROVAL <br /> PA-1400041 <br /> ROBINSONIQUARTAROLI AND ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1400041 was approved by the Community Development <br /> Department on March 27,2014 , which is the effective date of approval. This approval will expire on <br /> September 26, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwisespecified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels. Parcel 1 to <br /> contain 41.0 acres and Parcel 2 to contain 53 acres as shown on the site plan dated February <br /> 19, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment' shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> The existing non-exclusive reciprocal access easement in favor of Parcel One and Parcel Two <br /> as shown on Site Plan dated February 19, 2014, shall be included in the legal descriptions <br /> created for Parcel One and Parcel Two as part of the"Notice of Lot Line Adjustment". <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff contact: Alex Chetley, (209) 468-3000, see memo <br /> dated March 3, 2014) <br /> NOTES AND INFORMATION ONLY: <br /> No new residential development will be allowed without full and unequivocal access <br /> to the proposed easement and expressed in the grant deed for Parcels One and Two. <br /> An Improvement Plan application for a Private Right-of-Way shall be required before issuance of a non- <br /> agricultural building permit for proposed Parcels One and Two. <br />
