Y <br /> CONDITIONS OF APPROVAL <br /> PA-0400488 <br /> Robinson <br /> Minor Subdivision Application No. PA-0400488 was approved by the San Joaquin County <br /> Community Development Department on July 12, 2006. The effective date of approval is July 22, <br /> 2006. This tentative map approval will expire on July 21, 2009, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209] 953-7509) <br /> a. CERTIFICATE OF COMPLAINCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated August 26, 2004. A fee is required to process the <br /> Certificate of Compliance application. (Development Title Section 9-890.4) <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Development Title Section 9-610.2) <br /> c. ACCESS: The following access requirements apply and shall be recorded in the legal description of <br /> the Certificate of Compliance: <br /> (1) A twenty-five (25) foot private easement for access to parcels 1A, 2A, 3A, & 5A along parcels <br /> 2A, 3A, & 6A shall included in the legal descriptions for the Certificate of Compliance. <br /> (Development Title Section 9-1150.15) <br /> d. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director and shall be included in the Certificate of Compliance. <br /> Contact Kimberly Wallace at 468-0816 for road name standards. (Development Title Section 9- <br /> 1150.18) <br /> e. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument prior to approval of the Certificate of Compliance: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes.
