CONDITIONS OF APPROVAL <br /> PA-1900015(LA) <br /> MUNGER 1 SHOUP LAND SURVEYING <br /> Lot Line Adjustment Application No. PA-1900015 was approved by the San Joaquin County <br /> Community Development Department on April 26, 2019, which is the effective date of approval. <br /> This approval will expire on October 25, 2020, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Teddie Hernandez [209]468-8359) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two (2) parcels as shown on the site <br /> plan dated January 28, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of Lot Line <br /> Adjustment"shall not be recorded until the Williamson Act Contract has been deemed complete. Filing <br /> fees are required for this application. (Government Code Section 51257) <br /> d. LOT WIDTH: Each parcel shall be a minimum of 330 feet in width, measured at the front yard setback <br /> line. (Development Title Section 9-610.4) <br /> e. PROPERTY LINE SETBACKS: The proposed new property lines for Parcel Two shall meet the side <br /> and rear yard setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum)for non-agriculture and agriculture structures.
