PA-0800350 OF VAN RUITEN WINERY <br /> (CIO BOB SMITH) (APN: 058-020-05)(ADDRESS, 340 W STATE ROUTE <br /> HWY 12, LODI) <br /> This project is a Use Permit application to expand an existing Large Winery in three phases. The <br /> existing winery consists of a 1,200 square foot tasting room and a 4,800 square foot processing <br /> building. Phase 1 (building permits to be issued within 18 months) to consist of a 10,000 square <br /> foot warehouse with 2-bay truck dock; Phase 2 (building permits to be issued within 3 years) to <br /> consist of a 5,500 square foot multi-purpose room for wine tasting and marketing events and the <br /> conversion of the existing wine tasting room to offices; Phase 3 (building permits to be issued <br /> within 5 years) to consist of the expansion of the Phase 1 warehouse by an additional 10,000 <br /> square feet. <br /> The parcel is zoned AG-40 (General Agriculture, 40-acre minimum) and has a General Plan <br /> designation of AIG (General Agriculture). The project is located on the south side of State Route 1 <br /> Hwy 12, 3,800 feet west of Lower Sacramento Road, west of Lodi. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Parking <br /> The submitted site plan indicates 100 parking spaces, 4 of which are handicapped accessible. <br /> The site currently has 16 existing parking spaces, 2 of which are handicapped accessible. <br /> Development Title Table 9-1015.3(a) requires that 2.5 parking spaces must be provided for each <br /> 1,000 square feet of building area. Therefore, the required number of parking spaces, for the <br /> overall square footage of the winery, is 80, 4 of which must be handicapped accessible. The <br /> proposed project meets the required number of parking spaces. <br /> I <br />
