The proposed project is located near the western edge of the City of Lodi, adjacent to
Highway 121Kettleman Lane. This location is one of the major "gateways" into the City of
Lodi. Additionally, this property and other adjacent properties are proposed to be included in
the City's updated General Plan land use map that is currently being reviewed and will be
adopted sometime in 2009. Because of the prominent location of the property and the
possibility that it could be a part of the City at some future date, the City is requesting that
adequate consideration be given to the overall appearance of the proposed project. We are
requesting that the design guidelines that were approved for the Flag City commercial area
would be a good starting point for the design and landscaping of the project. We feel that
the applicant shares the City desire to increase the areas wine tourist industry and having an
attractive and inviting facility at this location will help in this effort. For that reason, we are
requesting that suitable design and landscaping requirements be applied to this proposal.
2). The City will require that the applicant comply with the terms of City of Lodi Wastewater
Discharge Permit No. 415. If the wastewater discharge is in excess of the permitted volume,
an amended permit will be required. You will receive a separate letter on this subject from
the Lodi Public Works Department.
If the applicant is required to comply with these conditions, the City of Lodi will not have any
objections with the proposed winery expansion request. Thank you for the opportunity to
comment on this application.
S}ncerefy,
David Morimoto
Senior Planner
