Updated Soil Suitability/Nitrate Loading Study <br /> VAN RUITEN WINERY EXPANSION <br /> 340 West Highway 12,Lodi, California <br /> San Joaquin County Use Permit No. PA-0800350 <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> On behalf of Mr. Bob Smith of Parkland Construction,Advanced GeoEnvironmental, Inc. (AGE) <br /> has prepared the enclosed Updated Soil Suitability/Nitrate Loading Study for the property located <br /> at 340 West Highway 12,Lodi,California(site).The purpose of this study is to determine if the area <br /> of proposed expansion is suitable for septic system usage. As required by San Joaquin County <br /> Environmental Health Department (SJCEHD) letter dated 17 December 2008 (Appendix A), this <br /> study was prepared as an update to the Soil Suitability/Nitrate Loading Study prepared by Neil O. <br /> Anderson and Associates (NOA) dated 19 November 1999. This updated study includes a <br /> description of the site, proposed development of the site sampling d <br /> p g ananalysis sis of the on-site <br /> domestic well,performance of a soil percolation p o at�an tes - <br /> p t within a 100 foot radius dins of the proposed septic <br /> system and a nitrate loading analysis. <br /> 1.1. DESCRIPTION OF SITE <br /> i <br /> The location of the site, surrounding properties and general setting is illustrated on the Lodi South <br /> topographic map, 1976(7.5 Minute United States Geological Survey(USGS)Topographic Series, <br /> California) in the northeastern quarter of Section 16, Township 3 North, Range 6 East, Mount <br /> Diablo Base and Meridian (Figure 1). The map shows the site located at an elevation of <br /> approximately 28 feet above mean sea level in an area of low topographic relief. The regional slope <br /> of the area is relatively gentle and dips toward the west. <br /> The site is situated on the south side of West State.Route 12, approximately 3,800 feet west of <br /> Lower Sacramento Road and west of the City of Lodi. The site consists of a 81.87-acre parcel <br /> identified as San Joaquin County Assessor Parcel Number(APN) 058-020-05. The current zoning <br /> of the property is AG-40,which is established to preserve agricultural Iands for the continuation of <br /> commercial agriculture enterprises. <br /> The Van Ruiten Family Winery and Tasting Room are located on the northwestern corner of the <br /> parcel. The current winery complex occupies approximately 1.5 acres and is comprised of the <br /> following (from north to south): <br /> • A storm water retention pond to the north followed by a large oak tree and parking area. The <br /> site domestic well is located off of the southwest corner of the storm water pond; <br /> • An approximately 1,200-square foot tasting room bound by landscaped areas to the <br /> immediate west and east.The western landscaped area contains the site's current septic tank <br /> and reportedly contains the leach area; <br /> Advanced GeeEnvlronmental,Inc. <br />
