15 April 2009 <br /> AGE-NC-09-1683 <br /> Page 2 of 18 <br /> • An approximately 4,800-square foot processing building with asphalt covered yard area to <br /> the south and east and a dirt area to the west. The yard contains two tank farms with <br /> foundations to the east,water tanks in the western dirt area and two small tank farms in the <br /> southern asphalt area. <br /> Remaining parcel acreage is dedicated to the cultivation of wine grapes. Prominent features on the <br /> site are depicted in Figure 2. An agricultural well is located approximately 1,330 feet to the <br /> southwest of the processing building <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development plan was recorded as San Joaquin County Community Development <br /> i Department (SJCCDD) Use Permit application No. PA-0800350 and consists of a three phase <br /> expansion of the existing winery. Phases are as follows: <br /> • Phase 1: construction of a 10,000-square foot warehouse with a two bay truck dock,located <br /> south of the existing yard area. <br /> • Phase 2: construction of a 5,500-square foot multi-purpose room for wine tasting and (/ <br /> marketing events, located east of the existing tasting room. This phase also consists of <br /> relocating the current storm water retention pond south of the proposed Phase 1 warehouse <br /> building.The existing storm water retention pond would be converted to additional parking; <br /> the historic oak tree would be preserved. <br /> • Phase 3: expansion of the Phase 1 warehouse by an additional 10,000-square feet. <br /> The current site domestic ground water well will continue to serve the existing site structures and <br /> the proposed development.The current site septic system would continue to serve the existing tasting <br /> room and processing building. Newly constructed buildings are proposed to be served by a septic <br /> system to be located east of the phase 2 multi-purpose room. A site plan of the proposed <br /> development, including the above phases and proposed septic system Iocation, is provided as <br /> Appendix B. <br /> AGE notes that two septic systems are proposed on the site plan,however,the septic system shown <br /> l` <br /> south of the Phase 2 storm water retention pond is no longer going to be installed. ? <br /> Advanced GeoEnvironmental,Inc. <br />
