February 5, 1999 <br /> SAN JOAQUIN COUNTY <br /> COMMUNITY DEVELOPMENT DEPT. <br /> 1810 East Hazelton Ave. <br /> Stockton, CA 95205 <br /> RE: Application Number: UP-99-2, Van Ruiten Farms <br /> I am writing to voice my concerns pertaining to the proposed winery to be located on the <br /> south side of State Route 12. <br /> My property, parcel#058-030-01 consisting of 53 acres, is located directly east of the <br /> subject parcel. According to the site plan the proposed winery will sit approximately 3000 <br /> feet west of Lower Sacramento Road, but it will sit approximately 400 feet from my <br /> westerly property line. As you may know, parcel#058-030-01 is included in the City of <br /> Lodi's General Pian and designated as residential zoning. I am concerned that the <br /> proximity of the winery to the future city limits, approximately 400 feet, will adversely <br /> affect the developmental value of my adjacent property. The size of the winery as <br /> proposed will only grow as the owners wish to expand their wine-making capacity in the <br /> future. I am also aware of the fact that nobody wants to live near a dairy or a winery <br /> because of the noise and odors they create. <br /> When you consider the enviromnental impacts to the ground water,traffic, noise and air <br /> quality, also consider every present and future property owner in southwest Lodi, we're <br /> all downwind. <br /> Sincerely, <br /> I <br /> Carolyn Hines Reichmuth <br />
