CONDITIONS OF APPROVAL <br /> PA-1700178 (LA) <br /> MATT& BARBARA BUTTERWORTH/BAUMBACH & PIAZZA, INC <br /> Lot Line Adjustment Application No. PA-1700178 was approved by the San Joaquin County <br /> Community Development Department on November 17, 2017, which is the effective date of <br /> approval. This approval will expire on May 19, 2019, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, [209]468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated August 18, 2017. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PLANNING APPLICATION PA-1700178: The "Notice of Lot Line Adjustment" for application PA- <br /> 1700178 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1700179. <br /> 2. PUBLIC WORKS DEPARTMENT (Contact Staff: Alex Chetley, [209] 468-3000) See memo attached <br /> dated October 25, 2017. <br /> NOTES AND INFORMATION ONLY: <br /> SAN JOAQUIN COUNTY COUNCIL OF GOVERNMENTS (Contact Staff: Travis Yokoyama, [209] 235- <br /> 0451) See memo dated November 3, 2017. <br /> An Improvement Plan Private Right of Way Application shall be required as part of any future non- <br /> agricultural building permit request for the private access easement for Parcels 2, 3, and 4.
