c CONDITIONS OF APPROVAL PA-0500745 Alegre Site Approval Application No. PA-0500745 was approved by the San Joaquin County Community Development Department on January 31, 2006. The effective date of approval is February 10, 2006. This approval will expire on August 12, 2007,which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, 468-3160) a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title Section 9-884) b_ APPROVED USE: This approval is for a 1,344 square foot V—shaped off-premises sign (672 square feet per sign face) at 50 feet above ground level as shown on the Plan dated October 26, 2005. The total square footage shall include the border, trim and sign face. The following standards shall apply: (1) The sign shall not exceed forty-eight(48)feet in length_ (2) The sign shall be above grade by not more than fifty (50)feet. (3) The space between off-premises signs shall be at least one thousand (1,000) feet on either side of the same street. (Development Title Section 9-1710.6) (4) The space between the faces of the billboard sign shall not exceed seven (7) feet for parallel signs and sixteen (16)feet at the widest end for angled signs. (Blue Sheet Interpretations No. 3 for Development Title Section 9-1710.2) c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) d. LIGHTING: Lighting shall be provided and comply with the following: (1) Any lighting shall be designed to confine direct rays to the sign face.
