PA-0700021 OF MARTIN GATES <br /> (APN: 055-160-72)(ADDRESS: 5184 STATE ROUTE 12, LODI) <br /> The applicant has submitted the above referenced Use Permit application to erect two <br /> steel buildings for truck and equipment parking. Building One to contain 6,000 square <br /> feet. Building Two to contain 1,600 square feet. The property is zoned I-T (Truck <br /> Terminal Industrial) and the General Plan Designation is IIT (Truck Terminal Industrial). <br /> The project site is located on the south side of State Route 12, 3,200 feet east of <br /> Interstate 5, west of Lodi. The surrounding land uses are industrial to the east and <br /> south, agricultural to the north, and commercial to the west. <br /> The Community Development Department has reviewed the proposed Use Permit <br /> application and offers the following comments: <br /> Use Type <br /> The proposed use type for the project is Truck Sales and Services- Parking- If <br /> approved, the applicant will be permitted to use the site for truck and equipment parking. <br /> Existing Structures <br /> There are two existing structures on the property as shown on the Site Plan dated <br /> January 19, 2007. The first structure is an existing residence and the second structure <br /> is an accessory building used for storage. The applicant has indicated both structures <br /> will not be a part of the proposed use type. However, the Site Plan depicts an existing <br /> restroom inside the accessory building to be used for the proposed business. This <br /> conflict needs to be resolved before the staff report can be prepared. <br /> This item is tentatively scheduled for the Planning Commission hearing on April 19, <br /> 2007. The Community Development Department has reviewed the Use Permit <br /> application and responses from other agencies and, provided any outstanding Issues <br /> 1 <br />
