ACCESS AND CIRCULATION: The following requirements apply and <br /> shall be shown on the Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be <br /> forty (40) feet maximum. The design of the driveway <br /> shall allow trucks to enter and exit the property without <br /> entering into the opposing lane of traffic. <br /> (2) Access gates shall be recessed from the property line a <br /> minimum of sixty five (65) feet. <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building <br /> Code and San Joaquin County Ordinance requirements will be <br /> applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access <br /> requirements (C.C.R. , Title 24) . <br /> (2) A grading plan shall be submitted and approved and a <br /> grading permit issued by the Building Inspection Division <br /> prior to performing any excavation or filling of earth <br /> material: <br /> a. A Grading plan shall contain the information listed <br /> in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006 (1) . <br /> b. The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> C. Grading in excess of 5, 000 cubic yards shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements. " <br /> d. All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> e. All compaction reports must be submitted prior to a <br /> foundation inspection. . <br /> f. All grading permits are subject to approval by the <br /> other departments. <br /> g. All grading authorized by the permit shall be <br /> approved prior to issuance of any building permits, <br /> or beginning of any construction. <br />
